What is in the written report?

The date, the door and opener model numbers, the spring type and dimensions, and a line for each component with its condition. Findings are sorted into in good order, maintenance done, planned repair and stop-use. What information helps when I book?

The door type and rough size, single or double; the opener brand or a photo of its label; what you have noticed, such as noise, shaking, hesitation, slamming or reversing, and whether it is worse in cold weather; whether the door has been struck by anything; and whether the springs are above the door or along the sides. My door has springs along the sides, not above it. Is the reset the same?

The principle is the same but the sequence differs. With side springs the door is first opened all the way and clamped, because that is the position where the springs carry no load; the cables are then checked over their pulleys and evened up at the clips. Should the track be lubricated too?

No. The track is meant to be clean and dry so the wheels roll rather than slide. Grease or spray in the raceway collects dust, sand and, in winter, salt and slush, forming a paste that grinds the wheels and can let a roller skid instead of turn. Do the rollers get replaced with the hinges?

They are checked every time and replaced when they need it. The roller stem sits in a tube on the edge hinge, so when that hinge comes off the roller is already in hand, and fitting a new one adds a minute. A wheel that is cracked, flat-spotted or grinding on its bearing is the sort of thing that strained the hinge, so leaving it would ask the new hinge to carry the same load. What information helps when I call?

Where the damage is, at floor level, near the curve or overhead; what caused it if you know, such as a bumper or a ladder; whether the door is closed, open or stuck partway; whether any roller has come out of the channel; whether there is a spring above the door or springs along the tracks; and the door's rough size. Why do cables rust faster than the rest of the door hardware?

Because of where they live. The bottom loop of each cable sits at floor level in the corner of the garage, exactly where slush and road salt drip off the car and pool through the winter. Salt water works into the strands and rusts the cable from inside, so it looks thin and brown near the bracket while the upper run still looks new. Why will the door close only while I hold the wall button?

That is a built-in behaviour, not a new fault. When the sensor circuit reports a problem, most openers refuse to close from a remote but allow a constant-pressure close from the wall control, because someone standing there can see the doorway. It is a strong signal that the photo eyes or their wiring need attention, and once the sensor issue is corrected the door closes normally from every control again. How long does a chain-drive repair take?

A tension and limit adjustment with the reversal tests is generally a short visit.
